Looking at the other threads and the mass disary, panic and confusion, it reminds me of where I was
7 years ago. Watching my stock and bank accounts swell to behemoth proportions has really helped
remedy that.

In uncertain times like these, it's a nice and secure feeling knowing you
have 16 rental properties. As stated, the market is either for broke and or degenerate
gamblers. A bunch of guys (and an occasional odd woman) all looking for an ego pump.

Let me explain how properties work, you BUY low and you SELL high.
Or just hold and make MILLIONS off the rent.

Thanx to real estate, I never ever have to work again. Food for thought...

agree shillihs. will add that the most money I have made is/was in real estate. not on rental side but purchasing raw land, doing entitlement work and selling to developers. still have one commercial property I collect on. you make your $ on the buy end and if you arent holding make sure the price point on the back end is low enough where you have multiple buyers. I only had 1 bad real estate play, and that was a 3.5M property purchased in 2007. the rental business model is ok, but you have to eat vacancy sometimes, deal with tenants being not so straightforward, etc. I have done both.
